A STRAIGHTFORWARD BASEMENT DEVELOPMENT WITH AN AVERAGE 5-600 S/F+/- USUALLY TAKES AROUND 5-6 WEEKS TO COMPLETE.

CAN YOU TAKE CARE OF THE REQUIRED PERMITS FOR MY CONSTRUCTION PROJECT?

YES.. WE FIND THE EASIEST WAY, IS TO LET US OBTAIN THE PROPER CONSTRUCTION PERMITS. WITHOUT THE PROPER PAPERWORK THE CITY OF KELOWNA WILL JUST SEND THESE APPLICATIONS BACK & CREATE UNWANTED DELAY & CONFUSION.

CAN YOU HELP WITH DESIGN ADVICE?

HOW LONG DOES A TYPICAL 1 BED, 1 BATH LEGAL SECONDARY SUITE TAKE TO BUILD?

THE AVERAGE TIME TO FINISH A LEGAL SECONDARY SUITE WITH KITCHEN IS AROUND 7-8 WEEKS FROM START OF CONSTRUCTION WITH PERMITS ALREADY OBTAINED.

SHOULD I CHOOSE A SECOND FURNACE OR BASEBOARD HEATING?

ALTHOUGH EITHER OPTION IS ACCEPTABLE, WE RECOMMEND USING FORCED AIR (SECOND FURNACE) WHENEVER POSSIBLE. FORCED AIR IS A BETTER SYSTEM OVERALL & KEEPS TEMPERATURES MORE BALANCED THROUGHOUT THE SUITE.

CAN I CHOOSE MY OWN FINNISHINGS & APPLIANCES?

YES.. WE PREFER THIS APPROACH IN MOST CASES. WE PREFER TO WORK TOGETHER WITH HOMEOWNERS TO HELP BUILD WHAT THEY SEE FOR THEIR SPACE.

HOW LONG DOES THE LEGAL SECONDARY SUITE PERMIT PROCESS TAKE?

THE PERMIT APPLICATION PROCESS FOR SECONDARY SUITES IS VERY DIFFERENT THAN A NORMAL BASEMENT DEVELOPMENT. THE SHORT ANSWER IS, IT CAN TAKE ROUGHLY 9 WEEKS TO RECEIVE ALL THE PAPERWORK REQUIRED FROM THE CITY OF KELOWNA.

CAN YOU CONVERT MY ILLEGAL SUITE INTO A PROPER LEGAL SUITE?

THE SHORT ANSWER IS YES.. HOWEVER AN ALREADY EXISTING BASEMENT SUITE (ILLEGAL) PRESENTS ITS OWN CHALLENGES. WE FIND OFTEN, THAT THERE COMES A POINT IN ANY PROJECT WHERE TRYING TO KEEP EXISTING SUITES WITH THE WORK REQUIRED TO LEGALIZE THE SPACE DOESNT MAKE SENSE. WE FIND THIS FREQUENTLY IN OLDER HOMES WITH OUTDATED MECHANICALS (IE PLUMBING, GAS, ELECTRICAL, HVAC ETC)

HOW LONG DOES A TYPICAL KITCHEN/MAINFLOOR RENOVATION TAKE?

A SIMPLE KITCHEN RENOVATION CAN TAKE AROUND 4 WEEKS DEPENDING ON A FEW VARIABLES. IS IT A SIMPLE COSMETIC UPGRADE LEAVING EVERYTHING IN PLACE? OR FULL TRANSFORMATION (MOVING PLUMBING, ELECTRICAL, WALLS ETC).

CAN WE REMOVE WALLS TO MAKE AN OPEN CONCEPT MAINFLOOR LIVING SPACE?

AGAIN THE SHORT ANSWER IS YES.. HOWEVER WHEN HOMEOWNERS HAVE IDEAS OF OPENING WALLS THERE ARE A FEW THINGS TO KEEP IN MIND. FIRST THIS TYPE OF PROJECT REQUIRES AN ENGINEER TO SIGN OFF (LOAD BEARING) & “MOST” TIMES THE WALLS USUALLY HAVE DUCTWORK OR ELECTRICAL, PLUMBING IN THEM SO REROUTING THESE CAN COME AT A COST ALSO.

DO YOU COMPLETE EXTERIOR RENOVATION PROJECTS?

DO YOU COMPLETE CONCRETE WORK?

WITH MOST SECONDARY SUITES REQUIRING A WALKWAY TO THE TENANT ENTRANCE WE OFTEN HAVE REQUESTS TO COMPLETE STAIRS OR SIDEWALK TO THAT ENTRANCE. WHEN INCLUDED IN THE SCOPE FOR SECONDARY SUITE OR PATHWAY TO A BASEMENT WALK-OUT, WE CAN ACCOMMODATE THESE TYPE OF REQUESTS.
